By taking certain specific steps, including filing a form in the County Clerk’s Office, a contractor’s claim for payment becomes a “lien” which is said to “attach” to the property, and it usually must be satisfied or bonded when the land is sold. After filing a lien, a contractor or subcontractor can bring an action to enforce the lien and seek payment by, if necessary, sale of the property. Unless it is renewed, a lien expires after one year.
